HVAC SYSTEM FEATURES

• Floors two (2) through eleven (11) offer one (1) perimeter VAV terminal per 10 linear feet providing each perimeter office with its own thermostat, and one (1) VAV terminal is provided for every 1,500 square feet of interior office space with its own thermostat.  (Total of 53 individually controllable HVAC zones per floor.)
• The entire HVAC system is contained above the ceiling and is ceiling diffused, providing for more useable floor area.
• All air ducts are internally sound-lined to provide ultra-quiet HVAC system operation and are externally insulated for maximum energy efficiency resulting in lower utility costs.

• There are few moving parts in each VAV terminal thereby keeping maintenance to a minimum.
• The building contains 174,170 rentable square feet of office space located on floors two (2) through eleven (11). All floors are equipped with a total of 687 tons of cooling capacity, providing for a surplus of reserves (one ton of HVAC per 253.5 rentable square feet).  Each floor can be operated independently for efficiency and convenience of after-hours use.  Additionally, direct solar exposure is minimized due to a north-east orientation of the building.

• The 11'-4" span between floors offers the ability to install supplemental HVAC units above the ceiling.  No useable floor area will be lost for this purpose.  A separate cooling tower is located on the roof to serve supplemental HVAC needs.
• The chilled water air-conditioning equipment contains no environmentally unsafe CFC refrigerants.
